What you will do

• Size addressable member bases by market and trade area, determine clinic capacity, and recommend market entry sequencing.
• Support site selection, clinic sizing and spacing, infill decisions, and analysis of overlap and cannibalization.
• Build the member data foundation with analytics and engineering teams, including member profiling, data collection, aggregation, and analysis.
• Own GIS catchment definitions, data layers, scoring logic, and platform usability for Transaction Managers.
• Develop repeatable site scoring, demand forecasting, scenario, sensitivity, portfolio, market, and site performance models.
• Produce market entry recommendations, pipeline views, site briefs, approval memos, benchmarks, and AI-enabled processes for the Real Estate team.

Requirements

• 3–6 years of experience in market analytics, site selection, location intelligence, data science, or strategy, ideally supporting multi-site physical expansion.
• Hands-on GIS experience with GrowthFactor, Esri ArcGIS, Kalibrate, Buxton, SiteZeus, Placer, or a similar platform, with an understanding of catchment and scoring logic.
• Strong market sizing and quantitative skills, including penetration and capture modelling, regression or other predictive approaches, scenario and sensitivity analysis, and advanced Excel.
• Experience working with census, consumer spend, mobility, and first-party data, including awareness of the limitations of each data source.
• Financial literacy, including the ability to build a basic site pro forma, calculate payback and break-even, and connect demand forecasts to real estate decisions.
• Flexibility to dismantle and rebuild models as facts change while remaining organised as priorities shift.
• Clear communication and intellectual honesty, including the ability to defend assumptions to executives, identify likely sources of error, and communicate when data does not support a desired answer.
• SQL or Python skills to work alongside engineering teams.
• Specific, demonstrable use of AI to accelerate analytical work and interest in teaching others to use it.

• Exposure to healthcare or regulated markets.
• Experience with European or multi-region expansion.
