TL;DR
Land Acquisition Area Manager - Central New Jersey (Real Estate): Sourcing, evaluating, negotiating, and closing land acquisition transactions that support residential development growth with an accent on financial analysis, due diligence, entitlement reviews, and risk management. Focus on structuring profitable transactions, coordinating legal and environmental reviews, and presenting acquisition recommendations to senior leadership.

Location: Central New Jersey, United States, including Mount Laurel, Franklin, Flemington, Edison, Bloomsbury, Clinton, Hillsborough, Princeton, East Brunswick, Trenton, Sayreville, and Somerville. Overnight travel is required.

Annual salary: $70,000–$100,000, depending on qualifications and experience, plus an aggressive bonus structure.

What you will do

  • Identify and pursue land acquisition opportunities aligned with business objectives and housing demand.
  • Lead negotiations with landowners, brokers, developers, attorneys, and other stakeholders.
  • Evaluate opportunities through financial analysis, due diligence, and risk assessment.
  • Coordinate entitlement, environmental, engineering, and legal reviews through transaction closing.
  • Prepare acquisition recommendations for senior leadership approval.
  • Build industry relationships and support long-range land planning and growth initiatives.

Requirements

  • Bachelor’s degree in business administration, real estate, finance, urban planning, engineering, or equivalent experience.
  • Five to seven years of progressive experience in land acquisition, development, real estate, or homebuilding.
  • Ability to independently manage complex transactions and balance risk, profitability, and strategic objectives.
  • Strong computer skills, including proficiency with Microsoft Office and the ability to learn new systems quickly.
  • Ability to work primarily seated during an eight-hour workday and perform the stated physical and sensory requirements.
