Director, Real Estate & Facilities (Aerospace)

Location: San Jose, California; fully onsite five days a week. The role is associated with Muon's U.S. facilities and requires eligibility to access export-controlled information under ITAR/EAR regulations.

Salary: $216,000–$231,000 per year, plus equity and benefits.

What you will do

• Set multi-year facilities, site, capacity, and real estate strategy for spacecraft production and testing.
• Build and lead the facilities engineering, maintenance, and contract staff organization.
• Own capital and operating budgets, business cases, ROI analysis, project prioritization, and spend performance.
• Sponsor cleanroom build-outs, environmental test installations, utility expansions, and site activations.
• Define reliability, preventive maintenance, asset criticality, spares, redundancy, and facilities KPI strategies.
• Manage architects, contractors, MEP firms, commissioning agents, and service vendors while maintaining code, environmental, and emergency-readiness programs.

Requirements

• Bachelor's degree in engineering, another technical discipline, or equivalent experience.
• 10+ years of experience in facilities engineering, infrastructure, or plant operations, including 5+ years leading and developing teams.
• Experience owning large capital expansion projects through business case, commissioning, and close-out with multi-million-dollar budgets.
• Strong knowledge of MEP, HVAC, electrical distribution, critical power, chillers, plumbing, and process water systems.
• Experience with vendor and contract management, physical security for critical industries, and federal and state EHS requirements.
• Must work onsite in San Jose five days per week and meet U.S. export-control eligibility requirements.

Nice to have

• Aerospace manufacturing, cleanroom, vibration table, thermal vacuum chamber, or other environmental test equipment experience.
• Specialty gas and cryogenic systems experience, including CDA and LN2.
• Experience activating greenfield manufacturing sites or managing facilities across distributed locations.
• Experience with CMMS, building management systems, AutoCAD, Revit, or AS9100-related facility controls.
