Asset Manager - Real Estate Long Income

Location: London; the property portfolio is entirely based in the UK. Flexible working arrangements may be considered, and the role can be part time depending on candidate experience.

What you will do

• Manage a long-lease UK property portfolio of approximately £5.5 billion in assets under management and around 250 single-let properties.
• Identify, negotiate, and implement lease re-gears, property reconfigurations, rent reviews, and other initiatives that improve asset performance and income return.
• Approve property management strategies and oversee property managers and external advisers against agreed objectives and KPIs.
• Monitor operational asset trading data, rent collection, property information, valuations, and portfolio reporting.
• Build relationships with tenants, arrange tenant meetings, and resolve landlord and tenant, title, property, and fire-safety matters.
• Lead ESG initiatives for the funds, including EPC risk reduction, GRESB data collection, tenant improvements, and sustainability-related asset work.

Requirements

• MRICS, FRICS, or an equivalent professional qualification with at least 10 years of post-qualification experience.
• Strong commercial real estate asset management experience with a record of enhancing asset performance and delivering income growth.
• Knowledge of landlord and tenant matters, lease negotiations, rent reviews, lease re-gears, and asset repositioning.
• Experience overseeing property managers and external advisers, with strong financial, analytical, communication, negotiation, and stakeholder management skills.
• Knowledge of real estate sustainability and ESG principles, including EPC requirements and GRESB reporting.
• Understanding of property-related health, safety, and fire-risk obligations, together with strong reporting and portfolio-data management skills.
