General Manager, Virginia Gateway

Location: Gainesville, Virginia, United States; on-site property inspections required

Salary: $135,000–$155,000 per year plus bonus

What you will do

• Lead property personnel, including the Property Manager and Property Engineer, and oversee third-party association management.
• Serve on association Boards of Directors and manage governing documents, budgets, REA agreements, and relationships with legal counsel.
• Direct day-to-day operations across a 668,000-square-foot portfolio with more than 130 retailers, including maintenance, parking, landscaping, security, janitorial services, and energy systems.
• Build tenant relationships, resolve significant lease and operational issues, and improve the consumer experience.
• Identify and manage capital projects and long-range improvement plans, including contractor bidding, negotiation, and delivery.
• Oversee budgets, revenue, operating expenses, NOI, cash flow, invoices, financial analysis, and performance-gap resolution.

Requirements

• 8+ years of commercial real estate property management experience, including direct oversight of homeowners' or community associations.
• At least 5 years of progressively increasing responsibility in P&L management, vendor contracts, association governance, and related real estate functions.
• Bachelor's degree in business administration, real estate, or a related field.
• Experience managing multiple associations, Board of Directors relationships, governing documents, budgets, and third-party managers.
• Strong leadership, communication, public relations, community outreach, financial analysis, and project management skills.
• Proficiency with property management software and Microsoft Product Suite, including Excel and Word; JDE and Nexus knowledge is a plus.

Nice to have

• Knowledge of JDE and Nexus.
• Experience with complex retail properties, community engagement, marketing, and project initiation.
