Maintenance Technician (Retail Real Estate)

Location: Birmingham, Alabama, United States. On-site property maintenance with flexible day/evening shifts, overtime, and possible weekend response.

What you will do

• Inspect the property regularly and identify safety hazards, accumulated waste, and maintenance issues.
• Perform repairs including minor electrical work, lighting replacement, painting, carpentry, concrete patching, caulking, pothole repair, and roof leak investigation.
• Organize tools and supplies and coordinate company vehicle maintenance.
• Communicate with the Operations Manager, property staff, tenants, and site contractors to resolve issues and provide follow-up.
• Support contractor-managed projects such as asphalt repair, painting, concrete replacement, and lighting maintenance.
• Follow OSHA standards and other applicable policies while maintaining the safety, appearance, and operational quality of the property.

Requirements

• At least 5 years of prior maintenance experience required; retail real estate maintenance experience is highly preferred.
• High school diploma or equivalent.
• Proficiency with basic hand and power tools, mechanical problem-solving, and independent workload organization.
• Professional communication skills and the ability to work effectively in a fast-paced team environment.
• Ability to work flexible day/evening shifts, overtime, and occasional weekends.
• Ability to lift at least 50 pounds and work on ladders up to 16 feet.
