Area Property Manager (Student Housing)

Location: Must reside in Tuscaloosa, Alabama, and work within daily commuting proximity to the assigned portfolio; the position is based in San Marcos, Texas, with property travel and on-site emergency support required. Standard daytime business hours apply, excluding travel.

What you will do

• Manage operations across a portfolio of student housing properties and execute strategic initiatives.
• Lead staffing, recruitment, hiring, training, development, engagement, and performance management for property teams.
• Visit properties to inspect operations, safety, maintenance, capital improvements, risk management, and brand standards.
• Prepare and manage budgets, expenditures, payroll, forecasting, financial reporting, revenue targets, and NOI improvement initiatives.
• Develop leasing and revenue strategies using market data, sales performance, pricing, renewals, incentives, and demand analysis.
• Oversee resident experience, escalated complaints, resident events, work orders, and property emergencies.

Requirements

• At least 4 years of property management experience with direct supervisory responsibility; multi-site management experience is preferred.
• College degree preferred.
• Proficiency with Microsoft Office and property management systems.
• Must be eligible to work in the United States; visa sponsorship is not available.
• Must reside in Tuscaloosa, Alabama, and be within daily commuting distance of the assigned communities.
• Ability and willingness to travel, with travel expenses paid by the company.
