Block Facilities Manager - Lloyds Living (Residential Property)

What you will do

• Manage statutory and regulatory compliance across the residential property portfolio, including fire safety, emergency lighting, gas, electrical, lift, water hygiene and Legionella requirements.
• Review certification, maintain compliance records and audit trails, identify inaccuracies or defects, and ensure remedial actions are completed within legal, risk-based and contractual timescales.
• Inspect developments, review O&M manuals, manage reactive, planned and preventative maintenance, and oversee communal areas, landscaping, waste management, lighting and signage.
• Manage contractors and service providers against SLAs, KPIs and contractual obligations; raise work orders, obtain quotations, approve expenditure within authority levels and verify completed works.
• Support block budgets, control operational expenditure, review invoices and contractor costs, and identify cost-saving opportunities while maintaining service and compliance standards.
• Track compliance, maintenance, contractor and resident satisfaction metrics; identify recurring risks and recommend continuous improvements.

Requirements

• 5+ years of experience in block management, facilities management, residential property management or a similar role.
• Strong knowledge of UK property compliance, building safety, and health and safety legislation.
• Experience managing statutory compliance programmes and complex remedial workstreams.
• Experience managing contractors, service providers and maintenance programmes, including Planned Preventative Maintenance (PPM).
• Experience managing budgets and controlling operational expenditure.
• Excellent stakeholder management and communication skills.
• Strong attention to detail and the ability to identify compliance risks and documentation inaccuracies.
• A proactive, organised and collaborative approach, with the ability to manage competing priorities, challenge poor performance and drive issues through to resolution.
• A customer-focused approach to delivering safe, compliant and well-maintained homes and communal environments.

Nice to have

• IOSH, NEBOSH, IWFM, IRPM or The Property Institute (TPI) qualification.
• Experience using Qube, Fixflo or similar property management systems.
• Knowledge of Building Safety Act requirements and residential building compliance frameworks.
