What you will do

• Manage statutory and regulatory compliance across the residential property portfolio, including fire safety, gas, electrical, lift, water hygiene, and Legionella requirements.
• Maintain compliance records, audit trails, certifications, and remedial action plans, escalating inaccuracies, defects, and non-compliant information.
• Manage reactive, planned, and preventative maintenance, including PPM programmes, site inspections, building condition assessments, and communal area standards.
• Inspect new developments, review O&M manuals, prepare management plans, and support the management of residential homes and occupancy activities.
• Monitor contractors against SLAs, KPIs, and contracts; raise work orders, obtain quotations, approve expenditure, and verify completed works.
• Track operational performance, resident satisfaction, recurring failures, and emerging risks while recommending continuous improvements.

Requirements

• At least 5 years of experience in block management, facilities management, residential property management, or a similar role.
• Strong knowledge of UK property compliance, building safety, and health and safety legislation.
• Experience managing statutory compliance programmes, complex remedial workstreams, contractors, service providers, and maintenance programmes.
• Strong understanding of Planned Preventative Maintenance programmes and experience managing budgets and operational expenditure.
• Excellent stakeholder management and communication skills, with strong attention to detail and risk awareness.

Nice to have

• IOSH, NEBOSH, IWFM, IRPM, or The Property Institute qualification.
• Experience with Qube, Fixflo, or similar property management systems.
• Knowledge of Building Safety Act requirements and residential building compliance frameworks.
