TL;DR
Project Manager I (Capital Improvements/Real Estate): Managing capital improvement projects and asset enhancement initiatives for multifamily housing properties with an accent on scopes of work, budgets, vendor coordination, and project schedules. Focus on controlling project risks, coordinating renovations and smart home technology upgrades, and monitoring execution through property site visits.

Location: Bethesda, MD, USA; in-office 5 days a week. Candidates in South Florida or Atlanta, GA may also be considered. Travel to properties up to 25%.

Salary: $75,000–$80,000 annually, plus annual bonus.

What you will do

  • Manage small-scale capital improvement projects and support larger asset enhancement programs, including common-area renovations, unit renovations, and smart home technology upgrades.
  • Define project objectives, scopes, timelines, budgets, and requirements with internal stakeholders and vendors.
  • Coordinate project teams, resources, schedules, and vendor activities to deliver projects on time and within budget.
  • Lead project kickoffs, status reviews, stakeholder communications, and weekly leadership reporting.
  • Identify risks, escalate issues, and help prevent scope creep, schedule delays, and budget overruns.
  • Oversee contract services, break-fix activities, bidding, vendor selection, contract negotiation, and execution.

Requirements

  • At least 1 year of project management experience, preferably in renovation, construction, facilities, asset enhancement, or property-related projects.
  • Strong organizational, time management, communication, and prioritization skills.
  • Experience managing multiple priorities in a fast-paced environment and collaborating with internal departments and external vendors.
  • Proficiency with project tracking, budgeting, and reporting tools.
  • Bachelor’s degree or equivalent experience preferred.
  • Ability and willingness to travel up to 25% for property visits and project oversight.
