Property Accountant — Full-Time Contractor (Remote, Philippines)

Location: 100% remote from the Philippines; at least six hours of overlap with Pacific Time (US) business hours required.

Salary: $7–$8.50 per hour (USD), depending on experience.

Property management company based in Seattle, Washington, managing residential and commercial properties.

What you will do

• Prepare and post journal entries, including accruals, prepaid amortization, and recurring entries.
• Complete monthly bank and balance sheet reconciliations across operating, security deposit, reserve, and loan accounts.
• Prepare monthly financial reporting packages, variance notes, draft owner statements, and supporting schedules.
• Reconcile interproperty and intercompany balances and review accounts payable coding.
• Review tenant ledgers, receivables aging, security deposit accounting, move-out settlements, and property cash balances.
• Provide documentation for audits, tax preparation, and lender requests while following and improving standard operating procedures.

Requirements

• Bachelor’s degree in Accounting, Finance, or a related field.
• At least 2 years of accounting experience; property management, real estate, or multi-entity experience is advantageous.
• Experience with property management accounting software; AppFolio is preferred, while Yardi, Buildium, or similar systems are considered.
• Strong understanding of bank reconciliations, journal entries, and accrual-basis accounting.
• Strong Excel skills, including clear formula-driven schedules.
• Good written English and availability for at least six hours of Pacific Time overlap. Reliable computer, stable internet, and a quiet workspace are required.
