Head of Real Estate

Location: Remote; based in London or New York, with San Francisco also possible. Regular travel across company hubs and team markets is expected.

What you will do

• Own worldwide corporate real estate strategy and transactions across a multi-city international portfolio.
• Set the medium-term plan for each hub and execute the deals required to deliver it.
• Lead expansion, restructuring, and sublease work for the London and New York hubs during the first 90 days.
• Define standards for flex space, leases, and gathering arrangements in markets where teams operate.
• Partner with the CFO, Workplace Operations, Tax, Corporate Development, founders, brokers, landlords, and tenant-rep advisors.
• Bring recommendations to executives, defend decisions under pressure, and revise them when evidence changes.

Requirements

• End-to-end corporate real estate experience across a multi-city, international portfolio, including strategy, site selection, lease negotiation, build-out, and exit.
• Personally led lease negotiations in both London and New York or on both sides of the Atlantic, including expansion, contraction, termination, and sublease rights.
• Experience exiting or monetizing surplus space through a sublease, surrender, or negotiated termination, including the ability to explain the costs.
• Experience building flexible footprints through flex and coworking agreements, short leases, and enterprise flex deals.
• Knowledge of when to involve Tax and Legal on entity questions in new markets.
• Experience delivering premium build-outs with a workplace team and explaining how a space expressed a company brand to customers and employees.
• Strong command of real estate finance, including budgets, cost per seat, lease accounting, and space planning against changing headcount forecasts.
• Experience running competitive broker and landlord processes and managing tenant-rep advisors.
• Ability to make clear recommendations to founders and executives, maintain a position under pressure, and change it when evidence changes.
