TL;DR
Director, Site Acquisition & Location Strategy (Data Center Infrastructure): Leading concurrent site acquisition and structured land development opportunities from market evaluation through acquisition approval and transition to development and construction teams with an accent on site selection, due diligence, infrastructure assessment, and executive decision support. Focus on evaluating zoning, permitting, environmental, power, network, commercial, and financial risks while coordinating internal teams, consultants, landowners, utilities, and public-sector stakeholders.

Location: Remote; requires up to 30–40% domestic travel for site evaluations, due diligence, stakeholder meetings, and acquisition initiatives.

What you will do

  • Lead multiple concurrent site acquisition and structured land development opportunities from market evaluation through acquisition approval and transition to development and construction.
  • Evaluate site suitability, zoning, permitting, entitlement, environmental, infrastructure, power, network, commercial, and development considerations.
  • Coordinate due diligence, consultant deliverables, project schedules, budgets, agreements, change orders, risks, and mitigation strategies.
  • Act as the primary project interface for internal teams and external stakeholders, providing status updates and executive-level communications.
  • Develop site shortlists, investment recommendations, preliminary underwriting, financial analyses, business cases, and executive presentations.
  • Build relationships with brokers, developers, landowners, municipalities, economic development organizations, utilities, and service providers.

Requirements

  • Bachelor’s degree in real estate, engineering, urban planning, construction management, business, finance, geography, or a related field, or equivalent experience.
  • Minimum 8 years of experience in site selection, land acquisition, real estate development, infrastructure development, project development, or a related field.
  • Experience managing complex site acquisition or development projects from evaluation through approval and execution.
  • Working knowledge of zoning, permitting, entitlement, land use planning, environmental due diligence, and infrastructure development.
  • Strong project management, analytical, organizational, communication, relationship-building, and stakeholder management skills.
  • Proficiency with Microsoft Office applications and project management tools.

Nice to have

  • Experience with data center, industrial, utility, infrastructure, telecommunications, or large-scale commercial development projects.
  • Knowledge of utility power infrastructure, telecommunications networks, and site readiness requirements.
  • Experience with underwriting, financial modeling, investment approvals, economic development incentives, tax abatements, or development agreements.
  • PMP, CCIM, SIOR, AICP, or similar professional certification.
