VP, Land Development (Land Development): Managing engineering, entitlement, and development processes to supply a homebuilding division with timely developed lots, with an accent on land acquisition, contractor coordination, budgeting, and strategic planning. Focus on presenting land committee packages, negotiating development contracts, directing field activities, and leading the land development team.
Location: Onsite at the Raleigh Division Office in Cary, North Carolina; daily reporting to the division or corporate office/community is required.

What you will do
- Manage the land development team through engineering, entitlement, and development processes.
- Prepare land committee packages for Investment Committee presentations.
- Supervise land acquisition escrows and title work.
- Coordinate with land planners, engineers, contractors, vendors, and trades to deliver lots on time and within budget.
- Negotiate land development contracts and direct internal and field development activities.
- Develop annual strategic land plans using regional employment, demographic, sales, and competition research.
Requirements
- Bachelor’s degree in Business or a related field, or the required level of direct experience.
- At least 10 years of experience in land development.
- Proven leadership experience, including oversight and development of direct reports.
- Strong negotiating, computer, writing, presentation, and problem-solving skills.
- Strong work ethic, attention to detail, and commitment to execution.
- Ability to work onsite, report daily, operate a motor vehicle, and meet the stated physical requirements.
