Design Manager

TL;DR

Design Manager (Construction): Coordinate consultant teams to develop detailed design, ensuring full coordination, compliance with company requirements and regulations, and delivery of approvals to enable site start with agreed programmes. Focus on design delivery and risk management through drawing/subcontractor review, change control, RFI close-out, and maintaining complete, correct documentation for handovers.

What you will do

• Coordinate technical and design processes across detail design, procurement, and construction, monitoring progress to deliver on time and in budget.
• Coordinate scheme design against the agreed programme, ensuring company targets are met and designs support revenue through quality, cost effectiveness, and buildability.
• Review consultants’ detailed design drawings and subcontractor designs, ensuring designs comply with company standards and budget constraints.
• Manage subcontractor and supplier design approvals, maintain approval schedules, and drive timely turnaround.
• Manage information flow to Commercial, Operations, and clients; update and coordinate monthly design schedules.
• Support job running by managing change control, monitoring critical certificates, liaising with planning authorities/building control, and compiling H&S files and O&M manuals.

Requirements

• Proactive leadership with strong prioritization, communication, organization, and ability to work under pressure to strict deadlines.
• Proven track record in design coordination and ability to review drawings to identify buildability and technical issues.
• Minimum relevant Level 4 qualification (e.g., HNC/NVQ4) and up-to-date construction industry knowledge including legislation and procedures.
• Relevant Design and Build experience, including knowledge of methodology and sequencing in construction delivery and pre-construction activities.
• Strong written and verbal communication skills with the ability to influence stakeholders at all levels (internal and external).
• Valid driving licence.

Nice to have

• Experience with CAD (AutoCAD or Revit) and knowledge/understanding of BIM.
• Membership in a relevant professional body (e.g., CIOB, CIAT, RICS) and experience with Building Safety Act relevant works.
• Experience with retrofit works and in-depth knowledge of contractual requirements and section agreements/utility application processes.
