TL;DR
Cost Consultant (Construction Project Monitoring): Reviewing construction documentation, budgets, contracts, project costs, schedules, and lender reporting for development projects with an accent on independent cost-to-complete forecasts, loan monitoring, and construction risk management. Focus on visiting construction sites, validating progress claims, preparing cash flow projections, negotiating change orders, and ensuring compliance with provincial lien legislation and CCDC contract conditions.

Location: Downtown Montréal office, Canada; positions are also listed in Toronto, Canada. Monthly construction-site visits are required. The flexible work model combines office collaboration with remote work for focused tasks.

Salary: CAD 60,000–75,000 per year, excluding bonuses, equity, benefits, and other incentives.

What you will do

  • Review project documentation, construction contracts, budgets, commitments, incurred costs, and independent cost-to-complete forecasts.
  • Visit construction sites monthly to review contractor and subcontractor progress claims.
  • Monitor development schedules, approvals, compliance documentation, projected revenues, and project completion through mortgage repayment.
  • Prepare lender reports, cash flow projections, preliminary advance reports, and payment certifications.
  • Review contracts and negotiate change orders to reduce completion risks.
  • Act as an independent interface between lenders and developers while confirming borrower equity contributions and insured deposit advances.

Requirements

  • Bachelor’s degree in construction management, quantity surveying, civil or structural engineering, building science, or a related field.
  • 3+ years of related experience in loan monitoring and project monitoring.
  • Strong understanding of RICS Project Monitoring guidelines and standards.
  • Intermediate understanding of construction estimates and development schedules, with in-depth construction industry knowledge.
  • Working knowledge of the Provincial Lien Act, CIQS standard method of measurement, and CCDC standard contract conditions.
  • Strong communication and time management skills, with the ability to manage multiple projects and coach junior staff.

Nice to have

  • Working toward LEED, RICS/PQS, and/or AEECQ certification.
