TL;DR
Title Examiner (Real Estate): Researching property histories and issuing title insurance commitments and policies with an accent on public-record analysis, legal descriptions, liens, and lender lien positions. Focus on examining real estate records, resolving title requirements and exceptions, and ensuring documentation complies with state laws and underwriting standards.

Location: Hybrid work from a Compeer office in Wisconsin; locations include Fond du Lac, Sun Prairie, and Janesville. U.S. work authorization required.

Base pay: $52,100–$73,900 USD annually, plus variable compensation and benefits.

What you will do

  • Research, analyze, and examine public and private property records, county court records, tax records, plats, surveys, and legal descriptions.
  • Identify liens, judgments, restrictions, discrepancies, and boundary issues affecting real estate titles.
  • Prepare title commitments, policies, reports of title, search and examination sheets, loan certifications, and related transaction documents.
  • Review and mark up title commitments to protect lender lien positions and issue final title policies after confirming clear title.
  • Collaborate with Title Underwriters to determine title requirements and policy exceptions.
  • Respond to title questions and transaction requests from internal and external parties by phone, email, and in person.

Requirements

  • Associate’s degree in business administration, legal studies, finance, or a related field, or an equivalent combination of education and experience.
  • Ability to obtain the applicable title insurance or title industry credential within six months of hire.
  • General knowledge of real estate laws in Illinois, Minnesota, and Wisconsin, including title insurance endorsements and regulatory requirements.
  • Experience gathering information from local and state government agencies.
  • Understanding of real estate mapping, plats, and legal descriptions.
  • Strong analytical skills with accuracy and attention to detail.
