Assistant Chief Operating Engineer (Mechanical, Electrical and Plumbing Systems)

Location: Arlington, Virginia, USA; onsite work at and travel between properties may be required.

Salary: $39.95–$47.00 per hour

What you will do

• Operate and maintain mechanical, electrical, plumbing, HVAC, boiler, pump, refrigerant, and water systems.
• Perform preventive maintenance, inspections, repairs, equipment alignment, lubrication, and component replacement.
• Develop building-specific maintenance procedures and improve preventive maintenance programs.
• Supervise maintenance staff when applicable and assign and monitor maintenance activities and projects.
• Coordinate work with outside contractors and technicians, maintain inventory, and submit monthly operational reports.
• Respond to emergencies and customer concerns while complying with safety procedures, codes, regulations, and company directives.

Requirements

• High school diploma or GED equivalent.
• At least 5 years of related trade experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
• Appropriate trade licenses or permits as required, such as a Journeyman or Master Electrician, City, Operator, or Steam Engineer license.
• Valid Universal-level EPA Section 608 certification for CFC- and HFC-based refrigerants.
• Valid driver’s license and good driving record.
• Experience with building systems, energy management, Outlook, Excel, and Word; ability to lift at least 50 pounds and work shifts, overtime, or on call when required.
