Associate Director, Cost Planning

Location: Hybrid role based in Toronto, Ontario, Canada or Montreal, Quebec, Canada

Base compensation: CAD 110,000–140,000 per year, excluding bonuses, equity, benefits, and other incentives.

What you will do

• Lead cost planning and consulting services for new and existing commercial real estate clients.
• Prepare estimates, reports, trade and CIQS elemental take-offs, general condition breakdowns, and change order reviews.
• Interpret construction drawings and specifications and apply knowledge of construction methodology, technology, trades, and building systems.
• Reconcile estimates with tenders, owner budgets, and contractor estimates, while coordinating delivery within schedule and fee requirements.
• Build long-term client relationships, prepare proposals and fee calculations, and support revenue generation and business development.
• Lead, coach, mentor, and support consultants and direct reports across the Ontario Cost Planning team.

Requirements

• Bachelor’s degree in Civil or Structural Engineering, Construction Management, Quantity Surveying, Building Science, or a related field.
• 7–10 years of leadership experience in commercial real estate or a related field.
• Professional Quantity Surveyor (PQS) or MRICS membership is required.
• Deep understanding of cost planning services, construction estimating, change order analysis, and commercial real estate consulting.
• Strategic thinking, analytical skills, business acumen, client service orientation, and a focus on business development.
• Ability to use and teach others to use CostX, Revit, CAD, and Microsoft Office.
