Director, Infrastructure Lease Accounting

Location: San Francisco, California, United States. Hybrid policy: staff are expected to work from one of the offices at least 25% of the time, with some roles requiring more office attendance.

Annual salary: $230,000–$300,000 USD.

What you will do

• Lead technical accounting for complex infrastructure arrangements, including data center leases, compute, colocation, energy, and joint-venture structures.
• Apply ASC 842 to lease identification, classification, measurement, modifications, reassessments, and embedded leases.
• Apply ASC 810 to counterparty and joint-venture structures, including VIE analysis, and ASC 815 to energy and infrastructure arrangements.
• Prepare well-reasoned, auditor-ready technical accounting analyses and memos for new arrangements.
• Partner with Real Estate, Legal, Finance, Procurement, and external auditors before and during contract execution.
• Mentor infrastructure accounting professionals and improve processes through automation and AI tooling.

Requirements

• 12+ years of progressive accounting experience, including substantial technical accounting experience.
• Bachelor’s degree in Accounting, Finance, or an equivalent relevant background; CPA required.
• Strong applied knowledge of ASC 842, ASC 810, including VIE analysis, and ASC 815.
• Experience authoring and defending technical accounting memos for complex, judgment-intensive arrangements.
• Strong analytical, communication, and cross-functional influencing skills, including the ability to explain accounting impacts to non-finance stakeholders.
• Experience partnering with engineering, infrastructure, or operations teams to improve financial reporting and cost transparency.

Nice to have

• Big 4 technical accounting, SEC reporting, or technical consultation experience combined with industry experience.
• Experience with hyperscalers, utilities, energy companies, PPAs, RECs, commodity arrangements, renewable energy contracts, or carbon markets.
• Experience with data center infrastructure, colocation, dark fiber IRUs, equipment leases, or lease and derivative accounting systems.
• SQL proficiency and knowledge of AI/ML infrastructure and associated cost structures.
• Experience using AI tooling, including Claude, for technical accounting research, memo drafting, or close automation.
