NSD Program Director (Data Centers)

Location: Melbourne, Australia; regular travel across APAC is required.

What you will do

• Lead the APAC Investment Council and guide investment decisions, opportunity prioritization, and portfolio growth initiatives.
• Own front-end development from site identification through land acquisition and execution readiness.
• Lead technical and commercial due diligence, including site assessments, feasibility studies, conceptual design, utility strategy, permitting, and commercial analysis.
• Develop business cases, investment recommendations, governance frameworks, budgets, schedules, and risk mitigation strategies.
• Coordinate internal teams and external consultants, landowners, utilities, contractors, government authorities, and regulatory agencies.
• Provide executive oversight and reporting on pipeline health, project risks, costs, schedules, financial performance, and capital deployment.

Requirements

• Proven experience managing complex development, infrastructure, construction, or real estate projects, ideally in a client-side environment.
• Strong understanding of site acquisition, due diligence, planning, permitting, and utility infrastructure, including power and fiber.
• Demonstrated success leading cross-functional teams and influencing senior leaders and external partners.
• Strong stakeholder management, negotiation, presentation, and relationship-building skills.
• Experience across APAC markets, particularly Singapore, Malaysia, Japan, and Australia, is highly desirable.
• Degree in Engineering, Construction, Real Estate, Business, or a related field is preferred; regular APAC travel and comfort working across time zones and cultures are required.
