Default Loan Servicing Specialist – Property Preservation - ServiceMac

Location: Remote, United States; Fort Mill, South Carolina

Salary: $23.37–$31.15 per hour

What you will do

• Conduct initial, subsequent, FEMA, occupancy verification, and other specialized property inspections.
• Secure and maintain vacant properties through lock changes, boarding, winterization, lawn care, debris removal, repairs, and pool securing.
• Review bids, manage vendors and contractors, and oversee preservation work orders for timely and cost-effective completion.
• Monitor compliance with investor, insurer, agency, municipal, HOA, and applicable local, state, and federal requirements.
• Maintain inspection records, expenses, communications, reports, and servicing-system documentation.
• Coordinate with internal departments and external stakeholders while managing risks such as code violations, hazard claims, and occupancy changes.

Requirements

• 2–3 years of experience in property preservation, asset management, or a related field.
• Strong knowledge of property preservation regulations, investor and insurer guidelines, and industry standards.
• Experience managing property preservation vendors and contractors.
• Proficiency with property management and servicing software such as MSP, LoanSphere, Yardi, or FHA Connection.
• Strong communication, organizational, multitasking, prioritization, and independent-work skills.
• Successful completion of a background check, credit check, and drug screening where permitted by law.
