Environmental Risk Manager (Real Estate)

What you will do

• Evaluate environmental risks across real estate loans, equity investments, acquisitions, developments, and portfolio assets.
• Review Phase I and Phase II environmental assessments, consultant reports, regulatory correspondence, remediation plans, leases, and insurance policies.
• Translate technical findings into implications for underwriting, valuation, closing conditions, remediation costs, liability, insurance recovery, and reputational risk.
• Advise investment, portfolio, asset management, legal, underwriting, and closing stakeholders on mitigants and residual exposures.
• Manage environmental consultants, outside counsel, insurers, brokers, and other technical advisors, including scope, budget, quality, and schedule.
• Develop and maintain environmental risk policies, tracking tools, escalation practices, portfolio monitoring, and investment documentation.

Requirements

• Bachelor’s degree in environmental science, geology, engineering, environmental health and safety, risk management, real estate, law, or a related discipline; equivalent relevant experience may be considered.
• Significant experience evaluating environmental risk in commercial real estate, institutional investment, lending, development, asset management, consulting, environmental law, insurance, or a related field.
• Strong knowledge of Phase I ESAs, Phase II investigations, recognized environmental conditions, remediation strategy, regulatory closure pathways, and environmental risk allocation.
• Experience managing external consultants and communicating complex environmental issues in executive-ready business terms.
• Strong judgment, written communication, negotiation, documentation, attention to detail, and cross-functional collaboration skills.
• Experience with contamination, underground storage tanks, petroleum-impacted properties, brownfields, vapor intrusion, environmental insurance, construction or development risk, and portfolio analytics.

Nice to have

• Advanced degree, professional license, or certification such as PE, PG, CHMM, CIH, JD, or a comparable credential.
• Experience supporting insurance-company investment portfolios, commercial mortgage lending, private equity real estate, or long-duration asset ownership.
