Senior Fire Sprinkler Estimator / Preconstruction Manager (Fire Protection Construction): Developing competitive proposals and managing estimating and preconstruction activities for fire sprinkler systems across multifamily, commercial, and industrial building projects with an accent on drawing interpretation, quantity takeoffs, labor and material pricing, and NFPA code compliance. Focus on coordinating design and installation approaches, identifying scope risks, managing bid pipelines, and supporting negotiations and project awards.
Location: Manassas Park, VA, US; full-time, in-person
Salary: $90,000–$115,000 annually, with additional performance-based compensation available.

Fire protection contracting operations specializing in the design, engineering, BIM coordination, installation, and inspection of fire sprinkler systems for multifamily, commercial, industrial, and other building projects throughout the Mid-Atlantic region.
What you will do
- Review architectural, structural, MEP, and fire protection drawings, specifications, addenda, and contract requirements.
- Perform detailed material and labor quantity takeoffs and estimate installation labor based on project conditions, system complexity, and crew productivity.
- Prepare competitive proposals, including scope exclusions, clarifications, alternates, pricing, and project risk assessments.
- Coordinate with engineering, project management, and field operations teams on design and installation approaches.
- Manage the bid pipeline, follow up with customers, track awarded and lost projects, and support bid strategy and negotiations.
- Build relationships with general contractors, developers, owners, and industry partners while identifying new project opportunities.
Requirements
- 5+ years of experience estimating fire sprinkler systems.
- Strong knowledge of fire sprinkler construction, installation, NFPA 13, and applicable fire protection codes.
- Ability to read and interpret architectural and MEP construction drawings.
- Experience with material and labor takeoffs and proposal preparation for commercial or multifamily projects.
- Strong computer skills and proficiency with Microsoft Office.
- Ability to work full-time in person in Manassas Park, Virginia.
Nice to have
- NICET certification.
- Experience with SprinkCAD, AutoCAD, Revit, or other fire protection design software.
- Experience with multifamily, design-build, delegated-design, or BIM coordination projects.
- Established relationships with general contractors and developers.
- Experience with fire pumps, standpipes, and other specialized fire protection systems.
