Location: Philadelphia, Mississippi, United States. Work is primarily performed at field locations, governmental agencies, corporate entities, and client offices, with indoor and outdoor activities, travel, and work across varying terrain and climates.
Salary: USD $93,600β$96,720 per year. Eligible employees may also participate in an annual discretionary bonus program.

What you will do
- Research property owners and initiate contact regarding project-affected properties.
- Explain property appraisals and valuations and negotiate right-of-way options, easements, fee interests, curative documents, and damage settlements.
- Secure property access permissions and maintain productive relationships with landowners, tenants, and their attorneys.
- Develop construction lines based on landowner and tenant conditions or restrictions.
- Maintain contact diaries, payment logs, activity reports, and other right-of-way documentation.
- Support construction activities, community meetings, project mailouts, file preparation, and data needs.
Requirements
- Five years of experience as a right-of-way agent or in a related right-of-way position.
- Associate degree preferred, or at least five years of relevant experience.
- Valid driver's license required; ability to obtain a state Notary Public commission.
- Knowledge of land descriptions and terminology, surface and subsurface rights, right-of-way document analysis, valuation calculations, and negotiation techniques.
- Proficiency with Microsoft Office, spreadsheets, word processing, and land database or digital filing systems.
- Strong written and verbal communication, analytical ability, independent judgment, initiative, and ability to work under time pressure; must be able to walk long distances and lift or move up to 35 pounds.

- SR/WA or another IRWA designation.
- State real estate licensing where required.
